BOA Approves Parking Variance for Planned Phillips Middle School Conversion
The plan for the Phillips Middle School building to be converted into an apartment building took a step forward on Tuesday. The Fort Dodge Board of Adjustment granted a variance to approve a parking plan needed for the conversion. Under the agreement, Kansas City-based developer Foutch Brothers LLC receives a variance from the rule that requires one off street parking space for each of the planned 67 apartments. The board approved the request on two conditions; Foutch Brothers must negotiate an agreement with Holy Trinity Parish, who is purchasing the gym and athletic fields, to allow residents 8 parking spaces on church property. In addition, the company should also negotiate a lease agreement with the city to allow use of the public right of way in front of the school for parking. A December 17 deadline remains for Foutch Brothers to purchase both Phillips and Fair Oaks buildings for $1 a piece.
